Start with the inspection findings
Ask the contractor to explain where the problem is, what was observed, and how the proposed work addresses it. Photos are useful for discussing areas you cannot see safely from the ground. If the cause remains uncertain, ask what additional assessment is needed before the scope is finalized.
Look at the extent and surrounding condition
GAF identifies the extent of damage and overall roof condition as considerations in the repair-versus-replacement decision. An isolated issue and broader deterioration may call for different responses. Ask whether the materials around the affected area can support the proposed repair and what limitations the contractor sees.
Discuss age without relying on age alone
If you know when the roof was installed, share that information and any warranty or repair records. Age provides context, but your decision should also account for the roof’s observed condition. Ask what is known, what remains uncertain, and how those uncertainties affect the estimate.
Compare the scope, not just the total
Two estimates can cover different work. Read what each one includes before comparing prices. Ask about removal, materials, flashing, any decking allowances, cleanup, and warranty terms. If an item is excluded, clarify who is responsible and whether it could create an additional cost.
- What problem does the proposed work address?
- Which roof areas and components are included?
- How will concealed damage or a change in scope be approved?
- What maintenance or limitations should I understand afterward?
- Which warranty terms apply to this specific work?
Use the visit to get a clear next step
You can request an inspection without having decided on a replacement. Tell us what prompted the request, share any prior work, and ask for an explanation of the findings. The goal is to leave with a practical understanding of your options and the next decision to make.
