What to expect when you request a roof inspection

An inspection is your opportunity to explain a concern, understand the visible condition of the exterior, and discuss what happens next. Here is how to prepare for that conversation with 123 Exteriors Cleveland.

Before the visit: share what changed

Tell us whether you noticed a leak, missing material, damage after a storm, or a recurring issue. The approximate date it appeared and the location of the concern are useful. Share photos taken from a safe location and any prior inspection or repair records you have.

Confirm access and the areas to review

Discuss access arrangements during scheduling and mention any concerns involving siding, windows, or gutters. The visit may involve different areas depending on the home and the problem. Ask which parts of the exterior will be assessed and whether any access limitations could affect the findings.

Ask about the roofing system, not only the shingles

Owens Corning’s contractor checklist recommends considering the wider roofing system, including the deck, attic, flashing, and roof penetrations. Ask which of those areas can be assessed during your visit and what remains outside the inspection’s scope. Any inaccessible or concealed condition should be treated as an unknown.

Review the findings and photos

Ask the contractor to show you the observed concern and explain the proposed next step. A photo can make an unfamiliar roof component easier to understand. If repair or replacement is discussed, ask how the recommended work connects to the finding and whether there are alternatives to consider.

Questions to keep handy

  • What did you observe, and where?
  • Were any relevant areas inaccessible?
  • Is more investigation needed before an estimate?
  • What work do you recommend, and why?
  • What does the estimate include and exclude?
  • Who should I contact if I have a follow-up question?

After the inspection

Keep the findings and estimate together so you can review them. Clarify materials, scope, scheduling, and warranty terms before making a decision. For Cleveland-area inspection requests and follow-up questions, contact Alex Henry at 216-273-8253.
